Can you rely on the inspection made by your mortgage lender?

This is not advisable. The valuation that your mortgage lender requires is not a survey. It is only a property inspection to enable the lender to decide the amount and terms of any loan. Having your mortgage approved does not mean that the property does not have defects. In order to gain peace of mind, and have confidence in your purchase, we recommend you commission a more ‘in-depth’ RICS Homebuyer Survey & Valuation.

What if the property is furnished?

Our Surveyors don’t have X-ray eyes, but their experience may still enable them to identify problems which require further investigation. In any case, the outside of the property and the loft space often give as many clues to defects as the inside. If in doubt – have a Survey.

Who Else Uses DB Roberts Survey Centre?

We act as surveyors and valuers for the majority of national and regional banks and building societies – including many of the ‘household names’ with which you will be familiar. Will I Get Value For Money?

The relatively small price that you will pay for a RICS HomeBuyer Report might save you thousands of pounds in repair bills if defects go un-noticed until after you purchase the property. Since the Survey also includes a valuation, many clients find they are able to negotiate a price reduction as a result of it. On the other hand, buyers who rely only on the lenders inspection can end up with unexpected repair bills after moving in, putting things right which would have been picked up during a proper survey.
