The Bank of England has announced its decision to hold the base rate steady at 3.75%. While in previous years a hold might have sparked a "wait and see" approach, we have seen the mood across Shropshire, Staffordshire and the West Midlands has shifted. We are seeing confidence as the market settles into what many are calling the "New Normal."

While it is true that borrowing costs are higher than they were five years ago, the benefit of this "hold" is predictability.

This predictability allows people to plan their lives, their finances, and their moves with certainty. The "wait and see" strategy is being replaced by "now is the time," as residents in Telford, Shrewsbury, Stafford, and Wolverhampton recognise that waiting longer doesn't necessarily mean lower costs, it often just means missing out on the right home.

What This Means for You

For Sellers

Confidence is high across our offices and with the base rate holding steady, we have a significant number of pre-qualified, serious buyers. People are increasingly ready to commit to a move because they now have a clear understanding of what their monthly outgoings will look like. If you've been sitting on the fence about listing your property, the current stability offers an excellent window to achieve a fair price from motivated buyers. Our experience shows that if your home is priced correctly, there is plenty of serious interest from people who have accepted current rates and are ready to move their lives forward.

For Buyers & First-Time Buyers

This stability in Bank of England rates often leads to better fixed-rate deals becoming available, creating a manageable entry point into the market. These products offer a level of security that simply wasn't there when rates were jumping every few months. Instead of viewing current rates as a barrier, buyers across Telford, Shrewsbury, Stafford and Wolverhampton are now viewing them as the baseline for the foreseeable future.
