If you own rental property, these updates will directly impact your investment and compliance planning between now and 2030. 

The good news? The Government has listened to industry feedback and introduced several concessions to make the transition more manageable. Here is a breakdown of the key takeaways from the 2026 update. 

💡 The Key Changes at a Glance

1. Say Goodbye to the Simple A-G Rating

Future MEES requirements will no longer rely on the traditional, single A–G rating. Because the current system doesn’t always give an accurate picture of a property's true energy footprint, the new framework will assess homes across a broader range of measures, including: 

Building fabric performance (insulation, walls, windows)

Heating system efficiency

Smart readiness

2. One Deadline for Everyone: 1 October 2030

Initially, the Government weighed up different deadlines for new tenancies versus existing ones. To reduce complexity and make budgeting easier for landlords, they have confirmed a single compliance deadline of 1 October 2030 for all privately rented properties.

3. The "Dual-Standard" Approach

To allow for flexibility across different property types, landlords will need to meet a minimum standard for their building's fabric first. After that, you will only need to satisfy either a heating system standard or a smart readiness standard. 

4. A Lower Cost Cap (£10,000)

In a major win for landlord affordability, especially for those with older properties across our region, the proposed spending cap has been slashed. While the Government initially suggested a £15,000 cap, they have reduced this to £10,000.

Even better, any qualifying energy efficiency spending you incur from 1 October 2025 onwards can count towards this cap, so you can confidently start improvement works early. 

5. Protection for Current EPC 'C' Properties

If your property achieves an EPC rating of C under the current system before the new framework takes over, it will benefit from "transitional protection". This means it will generally be seen as compliant until that EPC expires or needs replacing, giving you short-term peace of mind.

6. Fairer Exemptions

Existing exemptions will remain in place. The Government is also looking into extra exemptions for works that are technically too difficult, disproportionately expensive, or potentially damaging to older buildings, alongside extra flexibility for landlords with larger portfolios.

⚠️ What's Still to Be Decided?

While the roadmap is much clearer, some finer details are still being ironed out. The final design of the new EPC methodology (the Home Energy Model) and the exact performance thresholds have not yet been confirmed.
