What are the benefits?
While property prices have fluctuated between 2008 and 2013, low mortgage rates and the improving economic situation have seen stability return to the property market with indications of gradual growth in prices. Most landlords look primarily at the immediate return on the money they have invested - in other words the monthly rental income; however, in the longer term there is also the prospect of capital growth too. Some sources quote returns on investment of as much as 10% but you should look carefully at the likely rental returns in the locality where you are thinking of buying.
You may not wish to tie up all your funds in a property; or perhaps you are thinking of spreading your purchase across 2 or even 3 properties by borrowing some of the initial outlay. Growth in buy to let
As long-established specialists in the letting and management of houses, we have noticed a significant and continuing increase in the number of ordinary people investing in residential property. While much of this is driven by the continuing poor rates of return for savers on traditional investments, the recent legislative changes around pensions are also causing clients who have never before thought of themselves as landlords, starting to look at this option.
What are the risks?
The lettings market is subject to the laws of supply and demand; good tenants can choose what property they rent and will naturally prefer one in good condition, energy efficient, with modern amenities and in a good location. Properties which do not meet these criteria may be cheaper to buy but could be harder to let, command a lower rent and require more expenditure on repairs, so your net return will be lower. Remember too, that you will have costs such as management fees and you should allow for occasional void period between one tenant leaving and another being found.
