Seen a property you like?
Contact us as soon as possible to arrange to view - you must have viewed the property before we can consider your application. And because we are available at times when most agents are closed, it's easier to call us and book your viewing. When you have chosen your rented home, you need to apply for approval to be the tenant.
Applying for one of our properties
Simply download our Tenant Application Form and complete it. Then, take it into your nearest DB Roberts branch or email it to our lettings department. An application fee is payable (see below). You can pay by credit (3% service charge) or debit card over the telephone. Photo identification will be required to be supplied with your application form; this should either be a passport or photo driving license with current address for each applicant.
Letting application fees
A minimum credit check and administration charge may be payable for any guarantor of £50,00 + VAT (£60.00 including VAT) and additional applicants will be charged dat £50.00 + VAT (£60,00 including VAT) per additional applicant. You can pay be credit (3% admin charge) or debit card but we do not accept cash.
Please note that your application is non-refundable.
How does the referencing process work?
Normal practice for any good letting agent is to check your suitability to rent the property and DB Roberts is no different. We will ask fro details of your employer and a previous landlord who can verify your suitability for a new tenancy, as well as running checks with a credit referencing agency. We will confirm your right to live and work in the UK and seek proof of your identity and that of anyone living with you. If you do have any credit issues, or you believe there is any other information that may affect you passing our referencing procedure, it is best to tell us at the start of the process.
Will I need a guarantor?
Some landlords might ask for a guarantor if they are not satisfied your earnings are sufficient to cover the rent or if you have experienced previous credit issues. This is not uncommon and you should not be concerned. You must choose someone to be your guarantor who lives in England of Wales and can cover your rental commitments should you default. The same reference checks will then be carried out for your guarantor in the same way that they were done for you.
