The lettings market is subject to the laws of supply and demand; good tenants can choose what property they rent and will naturally prefer one in good condition, energy efficient, with modern amenities and in a good location. Properties which do not meet these criteria may be cheaper to buy but could be harder to let, command a lower rent and require more expenditure on repairs, so your net return will be lower. Remember too, that you will have costs such as management fees and you should allow for occasional void period between one tenant leaving and another being found.
