Step-by-step guide to renting

Step 1 Register your interest

The first step to finding the right property is to register with us either by calling us on 01743 284990 or visiting one of our 8 offices where you can discuss your property requirements with one of our local agents. We aim to offer a stress-free lettings experience that allows you to easily find your ideal place to live and sign up to a suitable tenancy.

Step 2 Finding the right property

Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email and SMS alerts when the latest properties become available.

Search for a property to rent.

Step 3 Consider a managed property

We manage most of the properties we let, which makes life easier for you as a tenant should you experience a problem - like a broken heating system or a security issue. One of our property team will liaise with the landlords as soon as we know the problem, and seek their approval for the work to be carried out. Our maintenance department use only selected vetted contractors and we also have a 24-hour call-out service for emergencies. We also help you to discuss extending your tenancy or with returning your security deposit when you move out.

Step 4 The key to successful viewings

We're open at times to suit you, convenient for viewing after work and at weekends. Our offices are open Monday to Saturday. In addition, our phone lines are open seven days a week.

In order to secure a property we recommend an early viewing.

Step 5 Making an offer

Once you have identified a suitable property you will be required to complete an application for tenancy where you may state any special conditions of the offer and provide details for your references. Our lettings team will first discuss your application with the landlord and then carry out a credit reference. Depending upon your income and other factors, you may be asked to provide a guarantor.

Step 6 Offer agreed

If your offer is accepted we will we will take you through the straightforward legal process and organise the following regardless of whether your property is managed:

  • Arrange signing of the Tenancy Agreement
  • Collect your moving in payment (rent + deposit)

Step 7 Completion

Upon completion, you will be given a set of keys.
